Safe, efficient delivery of complex facilities

Bunney’s Inc. is a trusted industrial contractor serving businesses across Arizona. We plan, build, and modernize production environments—safely, on schedule, and to spec. From preconstruction and permitting to startup and closeout, our teams coordinate every trade so your facility can ramp without surprises.

What we build

  • Manufacturing & process facilities (equipment foundations, pits, mezzanines, utilities)

  • Warehousing & logistics (tilt-up, structural steel, racking-ready slabs, docks)

  • Energy & utilities (fuel systems, tanks, pump stations, electrical distribution)

  • Water & wastewater (process piping, lift stations, clarifiers, containment)

  • Site & civil (earthwork, concrete, curb & gutter, paving, drainage)

  • Renovations & upgrades (shutdowns, expansions, line relocations, code compliance)

    How we deliver

    • Preconstruction clarity – budgets, phasing, constructability, and long-lead strategies

    • Safety-first culture – task hazard analyses, daily briefings, and third-party audits

    • QA/QC discipline – ITPs, hold points, materials testing, and turnover packages

    • Schedule control – detailed pull-planning and trade sequencing to protect milestones

    • Cost transparency – open-book options, value engineering, and lifecycle choices

    Typical delivery methods

    • Design–Build for a single point of accountability

    • CMAR/CM-GC to lock scope, price, and schedule early

    • Lump Sum / Hard Bid when drawings are complete and fixed pricing is preferred

    Our process

    1. Discovery & criteria – performance requirements, utilities, codes, and future throughput

    2. Basis of design – layouts, equipment loads, egress, maintenance access, and constructability

    3. Permitting & procurement – early packages for long-lead gear and critical materials

    4. Build & coordinate – field leadership, daily coordination, and quality verifications

    5. Startup & turnover – testing, training, O&M manuals, as-builts, and warranty plan

    Safety & compliance

We align with applicable standards (e.g., OSHA, NFPA, IBC/IFC, local AHJ requirements). Expect job-specific safety plans, confined space/LOTO protocols, hot-work permitting, and documented inspections throughout the project.

    Arizona-focused execution

High heat, monsoons, expansive soils, and dust control are real factors here. Our means and methods—coatings, drainage design, expansion allowances, and storm sequencing—are tailored for the state’s climate and soil conditions.

    Maintenance & small projects

Beyond capital builds, we support industrial maintenance, outages, and minor works (equipment pads, pipe runs, mezzanine retrofits), keeping assets reliable with minimal downtime.

    FAQs

What’s the difference between an industrial contractor and a general contractor?
Industrial contractors self-perform or closely manage process work (heavy concrete, equipment setting, utilities, controls) and coordinate around live operations, shutdowns, and compliance requirements.

Can you work around production without shutting down the plant?
Often yes. We phase work, install temporary utilities/fuel, and schedule hot ties during low-load windows or planned outages to keep critical operations online.

Do you provide design support or only build?
Both. We frequently deliver design–build or CMAR, leading preconstruction, engineering coordination, and permitting to compress schedules and reduce change risk.

How early should we involve you for budgeting?
Engage at concept. A 30–60-minute discovery and a preliminary site package are enough to produce an order-of-magnitude budget and long-lead plan within days.

    What trades do you self-perform?
Core self-perform typically includes concrete (pads, slabs, foundations), small structures, selective demo, minor civil, and equipment setting. We integrate specialty partners for process piping, electrical, and controls as needed.

How do you handle code and environmental compliance?
We coordinate with the AHJ and environmental consultants, manage submittals, inspections, SWPPP/dust control, and deliver complete QA/QC and test documentation at closeout.

Can you help with renovations in tight, older facilities?
Yes. We use 3D scans for clash detection, modular/skid assemblies to shorten outages, and detailed lift plans to navigate congested spaces safely.
